Please review these rules carefully prior to renting. All sales are final.

Notice: Mesh homes must be purchased from professional creators. Prim homes are no longer allowed. The estate enforces a strict suburban/urban aesthetic (no tiki, sand, or beach concepts).

A. Overview & Key Rules

Residential Only: Commercial operation, subletting, or sharing without authorization is strictly prohibited.
No Ban Lines: Ban lines are never permitted anywhere on Boystown regions.
Theme: Modern Midwest suburban aesthetic. Palm trees, tiki themes, and medieval castles are not permitted.
Skyboxes: Allowed only between 900 meters and 1,200 meters.

B. Tier & Payments

Tier is paid directly inworld via your parcel tier box. Premium SL accounts are not required.
Your first tier payment (2-week minimum) is due within 15 minutes of land reservation.
Tier boxes notify you 3 days prior to expiration. Parsonage is subject to reclaim 3 days post expiration.
All tier balances are non-refundable.

C. Building & Property Code

Mesh homes only; limit of one primary house structure per plot.
Structures must remain within parcel boundaries and be set at least 4 meters from parcel borders.
Maximum ground building height is 15 meters.
Keep grounds free of clutter; maintain suitable suburban landscaping and rich vegetation.
No full-bright structures, excessive scripts, temporary rezzers, or shouting objects.

D. Conduct & Security

Security orbs must provide at least a 30-second warning and eject gently (never teleport home).
Harassment, non-consensual weapons, listening devices, or explicit content in public view will result in eviction.
Respect fellow residents and estate managers. Final decisions rest with estate management.
